Gold Coast real estate: agents pick their top three suburbs to watch in 2019

THOUSANDS of people are moving to the Gold Coast every year which means demand for property remains strong.

So where should you be looking to buy in 2019?

We asked several different agents across the city to pick their top three suburbs to watch in 2019.

Ashmore, Chirn Park and Santa Barbara

Ashmore is a suburb that has been overlooked for a long period of time and offers a very central location with easy access to Southport CBD, Surfers Paradise, Broadbeach, and easy access to the M1 for travel north and south of the Gold Coast.

It is surrounded by numerous regional shopping centres and excellent mature foliage from well established trees and some elevation to pick up a breeze that is rarely obtained on a flat Gold Coast landscape.

Adjoining upmarket areas such as Benowa and Royal Pines, it is predominately dominated by older established homes and is ideal for those looking to renovate, or, for those looking for established homes, many have been renovated and offer outstanding value.

Chirn Park is a unique area with character not found elsewhere on the Gold Coast.

There’s lots of charming older homes in the suburb with old fashioned values and contemporary conveniences such as restaurants and coffee shops frequented largely by locals.

Santa Barbara is a suburb that most people don’t know exists on the Gold Coast but situated in a small little pocket at the entrance to Sanctuary Cove.

An amazing private community that offers a unique lifestyle on the Gold Coast.

Mermaid Waters, Tugun and Mudgeeraba

Mermaid Waters is a central suburb is close to the beach and close to all the action, and yet has been a little overlooked by buyers in the recent past. I expect prices in Mermaid Waters will quickly start “catching up” to its beachside neighbours of Mermaid Beach and Miami.

I think Tugun is undervalued and has been for some time. However, I think people are now waking up the incredible lifestyle opportunities available in the suburb.

Mudgeeraba sits west of the M1 but I think this suburb has great potential. There are some Terrific properties, particularly larger semirural estates, that offer owners a central Gold Coast location that is close to great schools, great shopping and a short drive to the beach.

Tallebudgera, Runaway Bay and Surfers Paradise

Tallebudgera is close to the beach, shops, M1 and private schools and it offers an ideal acreage lifestyle for families looking for a tree change. They do not want to be too far away from the beach and amenities.

Runaway Bay is very central, safe and offers quick access to the Broadwater, schools, shops and world class sporting facilities.

It’s 10 minutes to Surfers Paradise and 15 minutes to the M1. To me it’s all about location and as our city grows and evolves into a bigger city people start looking at all these things while they make a decision on where to settle.

In regards to Surfers Paradise, places like Paradise Waters, Cronin Island and Isle of Capri are all so central.

World famous beaches are your backyard and great restaurants, shops and schools are all within a short stroll.

It’s also s minutes to Pacific Fair and The Star Gold Coast.

Pimpama, Benowa and Southport

With an average sale price of $475,000 and Queensland’s fastest population growth in 2017, this part of the northern corridor straddling the M1 is prime to see further growth in 2019. Recent additions and future additions to the community include Pimpama Shopping Centre, a sporting precinct, Coomera Westfield and a new train station.

Benowa is a school catchment play — a lot of people trying to buy into the area now that the catchment zone has been narrowed for Benowa State High School.

Some zoning leniency, particularly on Benowa Rd and surrounding streets, has seen a lot of old buildings removed and duplexes or new builds replacing them, therefore increasing the values.

There is also a fantastic spectrum of property in this area.

There is a lot going on in Southport of course with a healthy mix of industry, residential, development, shopping precincts and The Southport School.

A regular look at the City of Gold Coast development applications site will show you that Southport continues to undergo some dramatic changes.

Currumbin, Burleigh Heads, and Bilinga

I think Currumbin (because) of it’s low rise living environment.

Burleigh Heads will always remain strong, especially with the new pavilion being built there above Rick Shores.

I also think Bilinga will remain attractive for that relaxed vibe.

Isle of Capri, Sorrento and Clear Island Waters

Isle of Capri will continue to be a popular area. The shopping centre is a big plus, and it’s within walking distance to beaches and Surfers Paraidse.

It also has a local village feel.

Sorrento is going to be a popular area too with its larger waterfront blocks and the fact it is a safe family-friendly area.

Clear Island Waters has also mad emy top three.

It has massive waterfront homes, a large Asian community and it’s close to Pacific Fair and Q Super Centre.

Coomera, Mermaid Waters and Burleigh Heads

With the completion of the $1 billion development of the Westfield Coomera Town Centre I believe this area will continue to flourish with excellent amenities now in place in the suburb. Main roads into and out of the suburb have now been upgraded as well further enhancing the appeal of this area.

Centrally located to take advantage of significant future investment in the Star Casino Complex, Sunlands Lanes Precinct and Stage 3 of the Gold Coast Light Rail, Mermaid Waters will enjoy further infrastructure on its doorstep.

Still under priced when compared to neighbouring suburbs means this suburb has a strong outlook for 2019.

With its trendy, relaxed beachside lifestyle and abundance of excellent dining venues, Burleigh Heads continues to be highly sought after by both interstate families relocating and Gold Coasters alike.

With an increasing trend of the workforce going online or having the ability to work remotely, this is the ultimate spot for those seeking to get the work/life balance right.

The new southern terminal of the Gold Coast light rail will also produce benefits for the area.

Tallebudgera Valley, Currumbin Waters and Tugun

We continue to see far higher views per listing for these suburbs and this high demand generally sets the suburb up for better price growth.

Tugun is also a good one for investors in that it is the suburb we see the most demand from renters.
